Core coverages

Commercial General Liability (CGL)

Helps protect against bodily injury and property damage to others arising from your operations. Includes premises/operations and products‑completed operations. Common requirements: $2M-$5M limits, Additional Insured, Primary & non‑contributory, and Waiver of Subrogation in favour of clients or GCs.

Contractors Tools & Equipment

Protects mobile tools and equipment (on site, in transit, at the shop). Choose blanket or scheduled items; include rental reimbursement and coverage for rented/leased from others. Theft warranties may apply (e.g., locked vehicle, chained/immobilized).

Installation Floater

Covers materials and equipment you own or are responsible for while stored, in transit, and awaiting or during installation until acceptance by the customer.

Builder's Risk (Course of Construction)

Project‑specific property coverage for new builds or major renos-covers the work in progress, materials, and temporary structures. Can be placed by the owner or GC; ask about soft costs and testing coverage.

Umbrella / Excess Liability

Boosts your liability limits over CGL, auto, and employers' liability (where applicable). Often required for municipal or large commercial sites.

Bonding & Surety (by arrangement)

Bid, performance, and labour & material payment bonds for tendered work. We can help you prepare a surety package and establish bonding limits.

Builder's Risk & Installation - what's the difference?

Builder's Risk (COC)

  • Property coverage for the project itself
  • New construction or major renovations
  • Insured: owner/GC; includes trades by interest
  • Ends at completion/occupancy

Installation Floater

  • Covers your materials/equipment until installed & accepted
  • Great for trade contractors on rolling jobs
  • Includes storage & transit
  • Can be annual or project‑specific

Tools & Equipment - how to set limits

  • Tools: hand tools, lasers, small generators, ladders, kits (often on a blanket limit).
  • Scheduled equipment: skid steers, mini‑ex, lifts, compressors (itemized with values).
  • Rented/leased: cover legal liability for damage to equipment of others in your care; add rental reimbursement.
  • Security warranties: locked vehicle/compound; wheel or hitch locks; GPS on high‑value units.

FAQs

Do I need CGL if I only subcontract work?

Yes. You can still be named in a claim. Require insured subs and keep certificates; your policy should address vicarious liability.

Does CGL cover faulty workmanship?

Generally, the cost to redo your own work is excluded, but resulting damage to other property may be covered-policy wording applies.

Are tools in my truck covered by auto insurance?

Not usually. You need a tools & equipment floater; many policies have a locked‑vehicle warranty for theft claims.

Is snow removal covered?

Snow/ice work can change your liability exposure and insurer appetite. Tell us if you plow or salt-we'll place accordingly and set limits.

What about design advice or drawings?

Consider Contractors Professional Liability for design‑build or where advice, drawings, or design delegation are part of your scope.
