How quotes work (and why speaking to a broker helps)

The best way to get an accurate quote is to speak with a knowledgeable advisor. We'll ask a short series of questions about your home, contents, and risk factors, then explain coverage differences-so you're confident in what you're buying.

Have ready: address, year built, updates (roof/wiring/plumbing/heating), occupancy/use, prior claims, mortgage/lender details (if applicable), and an estimate of your contents.

What insurers look for (eligibility & pricing)

Wiring

Newer copper wiring is preferred. Older knob‑and‑tube or aluminum wiring can increase fire risk. Some insurers require replacement or an inspection (e.g., Ontario Electrical Safety Authority). Where coverage is available, premiums may be higher and policies more restrictive.

Electrical service

Breakers are preferred to fuses. A minimum of 100‑amp service is typical; lower service can increase fire risk.

Plumbing

Copper or approved plastics (e.g., PEX) are preferred. Older galvanized/lead piping is more prone to leaks and failures and may affect eligibility or price.

Hot water tank

Older tanks may rust and burst. Many insurers prefer tanks under ~25 years. Tankless systems are often viewed favourably.

Heating system

Forced‑air natural gas/propane/electric systems generally pose lower risk, especially if ≤ 20 years old. Oil heat requires extra underwriting; tanks typically must be ≤ 24 years old and in good condition (corrosion can occur from the inside out).

Wood stoves / solid fuel

Must be WETT‑certified (properly installed and maintained) due to fire and carbon‑monoxide risk.

Roof

Insurers generally prefer roofs updated within the last ~20 years, depending on material.

Other uses of the home

Please tell us about rental suites, short‑term rentals, home businesses, major renovations, or structural changes-these can change coverage needs and eligibility.

Location & fire protection
  • Hydrant Protected: within 1,000 ft (305 m) of a hydrant and within 8 miles (13.5 km) by road to a responding fire hall.
  • Firehall Protected: beyond 1,000 ft from a hydrant but within 8 miles to a hall.
  • Unprotected: beyond 8 miles to a hall.

Some communities have an approved Superior Tanker Shuttle Service discount. Water‑damage risk and local claim history can impact availability/limits for certain coverages (e.g., sewer backup).
